Suits
Thảo Điền suits families who put schools and community first: it holds the city’s deepest concentration of international schools across every curriculum and fee level, the largest and most established expat community in Saigon, and the broadest restaurant, bar, fitness, and retail scene in the city — most of it walkable, with Metro Line 1 now reaching District 1 in about twenty minutes.
Think twice
Think twice if budget is tight or flooding is a dealbreaker: the expat premium is real, the October–November tidal surge floods named riverside streets ankle-to-knee, construction noise and school-run traffic are constant, and there is no top-tier hospital in the zone — serious acute care means crossing the river.

The decision crux: whether two decades of accumulated community depth and unrivalled schooling are worth the premium and the flooding season.

Phu My Hung (District 7 area)

Phú Mỹ Hưng suits families who want a managed, self-contained life and are content to keep the city at a comfortable distance. It is a purpose-built enclave with a leading private hospital and one of the city’s strongest international-school clusters within the neighbourhood, and retail, fitness, and dining deep enough that most families rarely need to leave.
Think twice
Think twice if you need to feel part of the city. Every journey out runs through two congested arterials — there is no metro — and a District 1 commute can pass an hour at peak; some families spend fifteen to twenty hours a week in transit. Expect a consistent local-price markup, round-the-clock truck noise along the parkway frontage, and flooded exit routes during the October–November tidal surge.
The crux
Choose Phú Mỹ Hưng if you want top-tier schools and healthcare on your doorstep, and are clear-eyed about the isolation that comes with it.

District 1

Suits
District 1 suits the family or working couple who want the centre of Saigon rather than a managed expat enclave. It is the city’s geographic and logistical hub, holds the only Metro Line 1 terminus, and carries the deepest concentration of restaurants, bars, retail and bespoke tailoring in this guide. It rewards people whose work pulls them in several directions, or often to the airport.
Think twice
Think twice if a school place or hospital access is decisive. District 1 has no top-tier international school campus and no general international hospital inside it; the air quality is routinely unhealthy; and the expat community is dispersed and transient rather than a settled social fabric. Tourist-strip noise and pricing are real, depending on the street.
The crux
The real choice: District 1 gives you the city itself, and access over community — not a quieter, edited version of it.

Binh Thanh

Suits
Bình Thạnh suits people who want a central riverside address with the shortest District 1 commute in this guide — around twelve to fifteen minutes from the Vinhomes end — and who are content to be early to an expat community still forming. The draws are concrete: one of the city’s finest urban parks, an international hospital inside the district, an unexpected cluster of climbing gyms, and local prices a short ride from the riverside premium.
Think twice
Weigh it carefully if schooling is already settled. The district has international and bilingual campuses but no flagship top-tier school, so families set on the established names make a daily cross-river school run to Thảo Điền. Air quality on the main roads is poor, and low-lying canal-side streets flood during the October–November surge.
The crux
Choose Bình Thạnh for the river and the city’s quickest CBD access over an enclave that has already arrived.

District 1 (CBD): 12–20 minTân Sơn Nhất Airport: the guide gives no figure

District 3

Suits
District 3 suits professionals and families who want to live inside central Saigon rather than in a managed enclave, and who value a walkable, tree-shaded address with one of the easiest District 1 commutes in this guide (five to twelve minutes) and the densest concentration of good restaurants in the city. Everyday local prices sit alongside the international scene, so what you spend depends largely on where you choose to eat and shop.
Think twice
Think twice if you need an international school or an international general hospital: the district has neither, so families run cross-city school logistics and leave it for serious acute care. The expat social fabric is thinner than Thảo Điền’s, and noise on the main arterials is a continuous condition that only the right street avoids.
The crux
Choose District 3 if you want Saigon at human scale, friction included, rather than a smoother version built around you.

An Phu & Thu Thiem

Suits
An Phú and Thu Thiêm suit relocating families whose decision is anchored to the east-bank international school cluster — three top-tier campuses straddle the boundary between them — and who want either gated compound villas with private pools (An Phú) or high-rise apartments with river and skyline views (Thu Thiêm). Both share the closest JCI-accredited hospital on this side of the river and a short tunnel commute to District 1.
Think twice
Think twice if you want a walkable café-and-retail neighbourhood with an established social fabric: An Phú is car-dependent, and Thu Thiêm is still partly a construction site, with the dust, noise, and thin services that implies. Both flood in the October–November tidal surge, the severity depending on the building and street.
The crux
The decision crux: come for the schools and the compound or river-view housing, then choose between An Phú’s settled enclave and Thu Thiêm’s still-rising riverfront.

District 4

District 4 suits younger singles and couples — typically in tech, creative, or teaching roles without a premium relocation package — who want a genuinely central Saigon address at local prices and value proximity over compound amenities. The commute to the District 1 CBD is among the shortest in this guide (around ten minutes), and the seafood streets are among the city’s best cheap eating.
Think twice
Think twice if you need an international school or a top-tier hospital: the district has neither, so families here run daily cross-city logistics. There is no established expat social fabric or Western retail, and several canal-side streets flood during the October–November tidal surge. Riverfront towers offer pool access and solid build quality; everything around them runs at Vietnamese pace and volume.

Choose District 4 if you want Saigon itself, not a Saigon-adjacent enclave.
